The story behind the numbers
The story behind the numbers

This asphalt producer and contractor had built its business around efficiency. Materials moved quickly, operations remained disciplined, and execution was consistent across its plant. Inventory turnover was strong, processes were structured, and the operation reflected a high level of control and consistency.

Property Tax was not an issue. Filings were completed, compliance requirements were met, and the overall process functioned as expected. However, like many high-performing organizations, the question was not whether the process was working, but whether it was optimized. That is where Modern came in.

The engagement focused on precision rather than disruption. Modern conducted a detailed review of how inventory was reported, with particular attention to how material volumes and usage translated into taxable value.

The review identified a clear opportunity. Inventory levels were being reported conservatively and, in certain cases, overstated relative to actual exposure. In addition, asphalt plant assets were not fully benefiting from the application of appropriate utilization factors.

Modern implemented targeted adjustments to address these gaps. Reported inventory values were aligned with actual usage patterns, excess valuation was reduced where it did not reflect operational reality, and utilization factors were applied to better match how plant assets were used. The impact was meaningful, Inventory-related tax exposure was reduced, measurable savings were realized, and the company’s filings became more accurate and defensible across jurisdictions.

Equally important, the process itself improved. What had previously been a compliant approach became more intentional, consistent, and easier to manage as the business continued to grow. The result is a Property Tax position that accurately reflects how the business operates. It is now controlled, aligned, and contributing to overall financial performance.
